American Life, Inc. manages all of its properties except for the hotels. In that case, given the infrastructure required to operate hotels, American Life partners with some of the world’s leading management companies including Marriott International and Hilton Worldwide. As real estate is still a local business in many ways, we may also work with local operators or consultants for projects outside of Seattle.

Our EB-5 Investors rely on American Life to develop projects that satisfy the EB-5 requirements set forth by the United States Citizenship and Immigration Services. Ensuring a project’s compliance with all USCIS job creation requirements and other regulations is our top priority and begins at the earliest stages of our analysis.
Safety & Security

American Life seeks the highest quality development projects in irreplaceable locations in order to minimize the operational and market risk inherent of any real estate investment. While we cannot control the markets, we can mitigate the effects of an economic slowdown by building the most desirable projects in a city’s most sought after locations.
Direct Equity Investment

Unlike most EB-5 real estate investment providers, American Life structures its EB-5 investments as equity. Our EB-5 investors are limited partners with ownership in a real estate asset. While this means that we cannot guarantee the return of an EB-5 investment on a pre-specified date, our EB-5 investors benefit from participation in the project’s operating cash flows and profits at sale alongside us. For example, our hotel projects pay investors roughly 5% per annum or more.
American Life is not an intermediary looking to place our investors’ capital with a separate real estate developer for a fee. Our EB-5 investors invest directly in projects developed and managed by the American Life team. We know that our investors rely on us and we directly manage all aspects of the projects.

The company began with one property and has grown into one of the largest landowners in the greater Seattle area, with 2.5 million square feet of land and 3.0 million square feet of buildings under management. The portfolio includes an array of mixed-use commercial spaces – including office buildings, hotels, warehouses, manufacturing, and retail properties – collectively valued at cost in excess of $1 billion. In 2012, American Life expanded into Southern California where it developed three Marriott branded hotels and to Atlanta where it developed a Homewood Suites by Hilton. American Life continues to look for strong development and investment opportunities in Seattle and other major U.S. markets.

In addition to real estate development, American Life specializes in assisting international investors seeking lawful permanent U.S. residency through secure real estate investments. Utilizing the EB-5 visa program, our immigration-linked investment opportunities allow foreign nationals to invest in the U.S. and receive permanent U.S. residency green cards. American Life was one of the first real estate developers to implement the EB-5 program and continues to be among the most reputable and successful.

HISTORY AND EXPERIENCE

American Life’s roots trace back to the 1970’s when our principals began investing in and developing real estate with their own capital and borrowed funds. Since establishing the firm in 1996, the principals have continued investing selectively in long-term growth opportunities, often deploying investors’ equity and debt alongside the company’s own funds. In addition to growing its investor base, American Life has also grown its team to include experienced professionals in all of the firm’s areas of operation.

Since 1996, more than 450 domestic investors and approximately 1,700 EB-5 green card investors have trusted American Life to manage their real estate investments. We have facilitated over 750 U.S. permanent green cards (via I-829 petition approval) and approximately 1,350 U.S. conditional green cards (via I-526 petition approval) for our EB-5 investors. As one of the first real estate developers to utilize the EB-5 program, we bring our experience working with U.S. Citizenship and Immigration Services (USCIS) to each foreign investor in order to help navigate the sometimes complex immigration challenges and ensure successful EB-5 outcomes.

American Life pioneered the EB-5 regional center model in Seattle, where it continues to focus much of its efforts. In 2006, American Life began to replicate the successful model in other cities. The direct EB-5 Program, investors are more dependent on current market conditions.

However, an investor who is confident in their industry and project, may feel more security investing in their own projects. Additionally, interest paid on Regional Center projects is relatively low, whereas, the sky is the limit in terms of how much return on their investment an EB-5 direct investor can make if they’re investing in the equity project.
